RE-ROOFING

Your roof is a vital part of your building. In fact, 70% of significant building problems are related to roof or building envelope problems. When an existing roof is nearing the end of its life cycle, or a severe weather event has caused extensive damage, you will need to consider a complete re-roof. At REHAB, we know it is a substantial and critical investment, and we pride ourselves in always providing honest and expert insights when you request one of our free inspections. Whether you’re considering a conventional new roof system, or the environmental benefits of green / sustainable roofing or cool roof membranes,  you can rest assured REHAB will always look out for your best interests.

RETROFIT

In a nutshell, the process of retrofitting a building consists in modifying existing structures with additional or new components. For many building owners, this represents an opportunity to upgrade the energy performance of commercial building assets for their ongoing life, therefore reducing operational costs, particularly in older buildings. Often retrofit involves modifications to existing commercial buildings that may improve energy efficiency or decrease energy demand. At REHAB, we have ample experience in retroffiting, and we will be happy to help you make the best decision for your building.

COATINGS

The purpose of commercial roof coatings is to improve the performance of your roof and increase its lifespan. Roof coatings are designed to be spray or roll-applied directly to your existing roof surface. This new coating protects your building from leaks thanks to its monolithic structure (meaning no seams), self-adhering properties (meaning no fasteners), and flashing capabilities (meaning no special features around pipes, just one membrane). Coatings are an excellent option when you want to extend the life of a roof by reflecting damaging ultraviolet rays away from the roof’s membrane, or restore a moderately-aged roof to a waterproof, watertight condition. In addition, reflective coatings help reduce cooling costs and also improve the appearance of visible roofs. At REHAB, we can help you decide whether coatings are a suitable solution for your roof, and our expert crews will insure a precise and uniform application.

MAINTENANCE

If you are a building owner or facility manager, roofing costs have always been among your major concerns. Proactive versus reactive maintenance is a good place to start. Owners and facility managers who inspect and repair their roof routinely, as opposed to reacting to problems as they occur, pay on average 18% less per square foot annually for maintenance. Proactively maintained roofs last an average of 21 years compared to an average lifespan of 13 years for reactive maintenance. You can trust REHAB’s expertise for a maintenance program that will save you a lot of money over the years, and help maintain your roof’s integrity for the expected lifespan of the materials used for your roof.

EMERGENCY SERVICE REPAIRS

Severe weather events are unexpected, sudden and often cause tremendous damage. When storms, hurricanes, strong winds or hail strike an area, business facilities and other commercial properties often bear the brunt, and business owners are left scrambling to repair damaged property and recover from the catastrophe. When disaster strikes your building and you find yourself in need of emergency commercial roof repair, REHAB will be ready to work fast and professionally to help you minimize the financial impact of the storm.

THERMAL AND MOISTURE TESTING

If your roof has a leak, moisture can saturate insulation in the roofing system, leading to mold, health concerns, and potential issues with your roof. Rather than spend lots of money on roof repairs and services, we use infrared thermography to identify temperature differences created by saturated insulation in the roof. Our certified thermographers use cutting edge infrared equipment to locate the areas of saturation. This allows you to know exactly the nature of the actions needed to correct a possible problem.

These are some of the value added offerings we provide clients that promotes roof integrity and is GREATLY BENEFICIAL WHEN PROPERTY OWNERS HAVE TO INVOLVE insurance companies:

  • Scheduled moisture readings and reports.
  • Scheduled thermal readings and reports.
  • Scheduled visual inspection of the roof for any physical damage.
  • Scheduled visual inspection of the roof for the integrity of seams, seals, and flashings.
  • Removal of any debris which can cause wind-blown damage, clog drains, and cause various other harms.
  • A written report providing our findings accompanied by pictures of our scans

Types of Roofs We Service

Modified Bitumen

Modified Bitumen (MB) roofing is an asphalt-based, close cousin of the Built-up-Roof (BUR) designed for buildings with low-slope or “flat” roof structures. Engineered modified bitumen roofing membranes originated in Europe in the mid 1960’s and have been used successfully in the United States and Canada since approximately 1975. Modified Bitumen Roofing Systems are designed to withstand harsh exposure to extreme environmental elements. With five layers of protection, it’s one of the most trusted flat roofing systems used in the industry today.

EPDM (regular & ballasted)

EPDM is an extremely durable synthetic rubber roofing membrane (ethylene propylene diene terpolymer) widely used in low-slope buildings in the United States and worldwide. Its two primary ingredients, ethylene and propylene, are derived from oil and natural gas. EPDM is available in both black and white, and can be installed either fully adhered, mechanically attached or ballasted, with the seams of the roofing system sealed with liquid adhesives or specially formulated tape.

tpo

TPO (thermoplastic polyolefin) Single-Ply Membrane Roofing has been available for more than 15 years. It has gained popularity as roofers and building owners alike have learned about its superior resistance to weathering and reliable heat-welded seams.

Single-Ply Membrane Roofing Systems, or more commonly known as TPO roofing systems, are popular because of their white color and corresponding reflective properties.

metal

Metal is characterized by  its high resistance, impermeability and longevity. Metal roofs can last up to 100 years, with installers providing 50-year warranties. Metal does not get as hot as asphalt, a common roofing material, and it reflects heat away from the building underneath in summertime. Coupled with its better insulating abilities, metal roofs can offer not only a 40% reduction in energy costs in the summer, but also up to a 15% reduction in the energy costs in the winter.

shingle

Asphalt shingle is a type of roof shingle that uses asphalt for waterproofing. It is one of the most widely used roofing covers in North America because it has a relatively inexpensive up-front cost and is fairly simple to install.

tile

A tile roof can last over 100 years, especially when installed in the right climate. Clay and concrete tile roofs have been known to withstand hail, high winds, and even fire. Once you install tile, you will never have to install another type of roofing again. Just in case, most manufacturers will offer a 50-year warranty.

slate

Slate roofing tile has a long and storied history, and is generally known as one of the highest quality, longest lasting roofing materials on the market. On the other hand, the high cost, difficult installation, and relative fragility of slate roofing tile means it’s not ideal for everybody.
